Roof Replacement Estimate Checklist for Utah Homeowners

A useful roof replacement estimate should let you picture the finished roof and understand how the contractor will get there. The total matters, but so do the materials, details, allowances, and exclusions behind it. Keep this checklist beside your proposals and ask for written clarification wherever the scope is unclear.

If you are still deciding whether the roof needs replacement, begin with an inspection. Our repair-or-replacement guide can help you prepare. The checklist below is for comparing replacement proposals once that larger decision is being considered.

1. Identify every roof area in the price

Ask which structures and slopes are included: the main house, garage, porch, additions, and any low-slope sections. A sketch or labeled photographs can resolve uncertainty. Confirm whether the price includes the same areas in every proposal, and identify roof sections that need a different material or will remain in place.

2. Name the covering and its accessories

The proposal should name the manufacturer, exact product line or profile, and color selection process. For a shingle roof, ask about starter and hip-and-ridge products. For metal, ask about the panel or shingle profile, trim, and attachment system. “Premium roof” is a description; a product name gives you something specific to review.

3. Clarify removal and deck repairs

Confirm what existing layers will be removed and how debris will leave the property. Ask when the exposed deck will be inspected and how damaged areas will be documented. If concealed damage cannot be priced in advance, request the repair pricing method, any included allowance, and the approval process before additional work begins.

4. Spell out the protective layers

Ask which underlayment is proposed and where ice-and-water protection will be used. The answer should fit your roof, the selected covering, manufacturer instructions, and applicable local requirements. Owens Corning’s roofing components overview describes these layers and their different roles. A product brand alone does not explain the planned coverage.

5. Make flashing and penetrations specific

List chimneys, skylights, plumbing vents, valleys, roof-to-wall transitions, and roof edges. Ask which flashings and pipe boots will be replaced, which may remain, and why. If adjacent siding or masonry must be disturbed to complete a detail, identify that work and responsibility before the crew arrives.

Photographs are especially useful when a prior leak is part of the replacement decision. Our roof flashing guide explains why these transition points deserve their own conversation.

6. Include the ventilation assessment

Ask how the contractor will evaluate the attic or roof assembly, existing intake and exhaust, and any blocked airflow paths. The estimate should identify planned vent changes and state whether related attic work is included. A line reading “ridge vent” does not explain whether the full assembly has been considered.

Use our ventilation questions for roof replacement to discuss this part of the scope. If separate insulation or air-sealing work is recommended, ask who will coordinate it and when.

7. Coordinate gutters, equipment, and access

Identify gutters, satellite dishes, rooftop equipment, and solar panels that may affect the work. Ask whether removal, reinstallation, or specialist service is included. Note where materials and waste containers will be placed and how access to doors, garages, and neighboring property will be managed.

8. Record the schedule and change process

Ask what determines the start date, how weather or material delays will be communicated, and who your main contact will be. Confirm who handles any required permit and inspection arrangements. Changes should describe the additional work and price clearly enough for you to approve them with confidence.

9. Separate warranties and completion records

Request the manufacturer’s warranty documents and the contractor’s written workmanship terms. Ask about eligibility, exclusions, registration where applicable, and transfer rules. Keep the final invoice, product identification, approved changes, and any inspection or completion records together. Those details are useful when arranging later maintenance or selling the home.

10. Agree on the final walkthrough

Ask how the crew will check the property after cleanup and how you can raise any remaining questions. The walkthrough is a good time to review photographs of completed details that are difficult to see from the ground. For the experience during work, read what a roofing estimate does not show you.
